HIGHLANDS

The open plan
kitchen with living room is unusual because it
is situated upstairs and has a fantastic view overlooking
the Ayrshire Valley. There is a washing machine, condenser tumble
drier, dishwasher, single electric oven, grill and hob,
microwave, toaster, kettle and large fridge/freezer. Instead of a dining
room table we have a breakfast bar with stools and a small cane table with chairs, suitable for two. .
There are three
large comfy sofas, a remote control colour television, dvd
player, cd player and a good selection of games.
During the course of 2008, we are planning to introduce SATELLITE SKY TV to every television located in The Highlands Suite. |
THE
LOWLANDS
(suite two - sleeps up to a maximum of
four people.

seven nights is from £450.00 to £500.00

There is a large
ground floor kitchen with dishwasher, one larder
fridge and one large fridge/freezer, microwave, kettle, toaster, two electric
ovens, two grills and two hobs. Situated next to the kitchen
is a large dining room which can easily seat up to
18 guests. In the corner of the dining room, is a fully
tuned upright piano with plenty of music available for a
good old fashioned evening's entertainment - providing someone
can play !!!
The large Scandinavian
lounge, has a pine ceiling and an old stone wall. An
oil fired stove keeps this room lovely and cosy. With four
large comfy sofas, a wide screen television, a dvd player
and satellite sky television (full package available), you'll
feel totally relaxed in this room.
Also available
is a large laundry room with a washing machine and
two condenser tumble dryers.
THE
LOG CABIN
(suite three - sleeps up to a maximum of two people.)

seven nights is from £400.00 to £450.00

There is a fully equipped modern kitchen with large fridge freezer, microwave, electric oven, grill and hob, kettle, toaster, integrated slimline dishwasher, integrated washing machine and condenser tumble drier. The dining table is also located within the kitchen. |
| The lounge has a three seater black leather sofa of which two seats fully recline. There is a huge digital television, dvd player, in-house surround cd music system with speakers in the bedroom, bathroom and kitchen so that you can listen to your favourite cd anywhere in the cabin. |

Both the bedroom and the lounge have french doors which open up onto a wrap around veranda which has a three piece cane suite. Included in the price of this suite is an outdoor jacuzzi hot tub your own private landscaped garden and patio with luxury outside dining furniture.

General Information

Oil
Fired Central Heating and Electricity are included in
the price.

Linen, Tea Towels and Towels are provided, with beds fully
made up for your arrival.

A few basic supplies of toilet rolls, soap, washing-up
liquid, dishwasher tablets and washing powder are provided
to get you started!

Each bedroom in each suite has a colour television, cd
or dvd player (free dvd library), alarm clock, hairdryer,
electric blanket and a guest information file for your
use.
- Ample
free car parking available.

The Highlands and The Lowlands
suites share a communal play garden which features a large
14ft trampoline, swings, monkey bars, climbing rock wall
among other things which is fantastic for children of all
ages.
- There
is a communal outdoor eating area, which is easily accessed
by both The Highlands and The Lowlands suites.
- The Log Cabin suite has its own private landscaped garden with patio and luxury outside dining furniture.
- A payphone is available at the entrance to The Highlands Suite. There is also a payphone situated at the entrance to the farmhouse which can be used by the Log Cabin and Lowlands Suite if required. The payphone does accept incoming calls on 01294 559605.
Terms
and Conditions
Bookings
for all three suites are normally Saturday to
Saturday - other start days may be possible, subject to availability.
We are sometimes able to offer short break holidays (minimum three night charge) out-with Easter, July, August and Mid October. It is possible to stay for one or two nights only, on a self-catering basis, but you will still be subject to the minimum three night charge - please check for availability and rate. For a one or two night stay we recommend that you stay with us on a Bed and Breakfast basis (please go to our ‘time for bed’ page for further information) as this type of accommodation is charged on a nightly basis. Please note that you would not have the use of the kitchen if staying on a Bed and Breakfast basis.
Your
holiday let will be ready on the day of your arrival from
4.30 p.m. onwards.
It would
be greatly appreciated if you did not arrive any earlier than
this as preparations for your arrival will still be underway.
Check
out on the day of your departure is 10.00 a.m.
In the

or telephone 01294 552529 to check availability.
If your
choice of suite is available for the date that you require
and you would like to proceed with making a booking, then
please print off and fill out the printable booking
form and send it to us with the required amount of
deposit. You can also use our online booking form if you wish to submit online. You can of course, pay your deposit over the telephone
with a credit or debit card, or e-mail all information required, however, we will still need you
to send us the booking form.
All bookings
are provisional until the offer of a 30% non fully refundable
and non-transferable deposit has been paid to Lochwood Farm
Steading.
Deposits
must be received by Lochwood Farm Steading within five days
from the time the provisional booking was made. Only upon
receiving and accepting the deposit, will Lochwood Farm Steading
confirm the booking by letter or email.
At this
point, a legal contract has now been entered into by both
parties, and we therefore highly recommend that you take out
holiday cancellation insurance through a registered insurance
broker.
Please
note that if no deposit has been received by Lochwood Farm
Steading within the five days, then the provisional booking
will be deemed as being cancelled and the property will be
made available for re-let.
Should
you have to cancel your holiday more than one month prior
to your date of arrival and we are successfully able to re-let
under the same original terms and conditions then we will
refund your deposit, less an administration fee of £25.00.
The balance
of the full cost of the holiday is due one month prior to
the date of arrival. A reminder letter/email/telephone call will be sent
out approximately six weeks prior to date of arrival. In the event of failure
to submit the balance, then we reserve the right to re-let
the property. If paying the remaining balance by cheque, please allow an extra seven days for this payment to be received and processed by the bank.
Full
payment is required if the booking is made less than one month
prior to the start of the holiday.
In the
unfortunate case of having to cancel your holiday after the
balance of the holiday has been paid, we will make every effort
to re-let the property. If we are able to re-let under the
same original terms and conditions, then we will refund the
whole of the balance and deposit that has been paid. less an administration charge of £25.00.
Please note that
holiday cancellations must be made in writing.
We are
able to accept Cash, Cheques (a valid banker's guarantee card
number is required), Visa, Mastercard, or Maestro.
There are no surcharges when paying by a credit or debit card.
The number
of people occupying the property may not exceed the number
as agreed on at the time of booking without prior consent.
Please also let us know of any name changes. We reserve the
right to terminate the hire without notice if this condition
is breached.
In the
unlikely event of your holiday let becoming unavailable due
to circumstances beyond our control, then every effort will
be made to provide alternative accommodation. Failing this,
there will be a complete refund of all monies that have been
paid to date and our liability to you will cease there.
Requests
for a travel cot/highchair must be made at the time of booking
to guarantee availability.
It may
be necessary for the owners to gain access whilst you are
occupying the property. This is highly unlikely, but if necessary,
you will be given as much notice as possible.
We reserve
the right to ask you to leave if we feel that your behaviour
is offensive, disruptive or illegal. In these circumstances
you will not be entitled to a refund.
Any complaints
should be directed to the proprietors who will attempt to
resolve any problems to the mutual satisfaction of both parties.
Visitors
are required to leave the property, furniture and equipment
in the same condition as found upon arrival. If a breakage
or damage should occur, please notify the owners as soon as
possible. The cost of the damage may then have to be borne
by the party concerned, at the discretion of the owners.
We regret
that we are unable to accommodate pets.
All three properties are totally non-smoking - please note that from 26 March 2006, it is illegal to smoke in an enclosed space in Scotland and you will be subject to a fine should you ignore this. |
